Underpinning is the process of strengthening and stabilising an existing foundation. It’s often required when:
In Melbourne, clay soils that shrink and swell, combined with tree roots and water damage, are common causes of foundation movement. Left untreated, these issues can make a property unsafe and significantly reduce its value.
Also known as “traditional underpinning,” this century-old method is still widely used because it works. Small sections beneath the foundation are carefully excavated by hand and filled with concrete in a sequential order. Over time, this creates a brand-new foundation beneath the existing one. This approach is cost-effective, doesn’t require heavy machinery (ideal for tight access sites), and allows many properties to remain in use during the works. While generally applied at shallow depths, it can still be effective at depths of up to 15 metres.
A more modern variation, beam and base underpinning involves constructing reinforced concrete beams either below or in place of the existing footing. These beams then transfer the building’s load to strategically placed concrete bases. Beam and base systems are highly adaptable — base size and depth depend on the soil, while beam design is tailored to the building’s load and layout. Anti-heave precautions are often added in Melbourne’s clay soils to guard against future expansion.
When soil conditions are variable, access is restricted, or deeper stability is required, mini-piled underpinning is the best solution. Mini-piles are slender, reinforced piles (150–300mm diameter) that reach stable soils at depths usually greater than 5 metres, sometimes up to 15 metres. They can be installed with specialist rigs small enough to fit through a regular doorway, making them ideal for tight urban sites or heritage homes. Mini-piles can sustain axial loads in both compression and tension, and are designed with careful consideration of settlement, buckling, corrosion resistance, and compatibility with existing ground and structures. Originally developed in Italy in 1952, mini-piled underpinning is now a globally trusted method for stabilising foundations in difficult environments.

"Communication" - this is what was significant for this job to go smoothly. Mike is a professional, he does not disappear if things went pear shaped, he found a solution. There may have been issues during the job however open communication meant that Mike presented a solution that would fix the problem within tolerance, considering the house is over 40 years old.
